Risk of asbestos hazard after a fire

After a fire at the manager’s cottage of the Sunseeker Holiday Units, the owners needed to work out what kind of demolition was required. They undertook an Asbestos Inspection and Assessment. This report determined the presence of asbestos-containing materials (ACM), asbestos-containing debris (ACD), and asbestos contaminated unsalvageable materials.

Based on the results of the Inspection and Assessment, an Asbestos Remediation Plan was created. That’s when we got the call!

Our job

As a Class A Asbestos Licensed Asbestos Removal Contractor, we undertook the asbestos remediation works from start to finish.

We install control air monitoring whenever asbestos remediation work is in progress. This means we know our asbestos control measures were effective throughout the project.

We started by removing all ACM, ACD, and asbestos contaminated and fire damaged materials. These included things like debris, furnishings, internal wall linings and floor coverings, all windows, and all roof tiles.

We then decontaminated any salvageable items and building structural components.

Finally, the remaining building structure was given a detailed environmental cleaning. Finally, we applied a Polyvinyl Acetate stabilising solution.

Asbestos removal assessment

The visual clearance, which followed Safe Work Australia’s ‘How to Safely Remove Asbestos’ Code of Practice, found that no asbestos-containing dust or debris was visible once the project was complete. Another quality asbestos removal project complete!

To ensure that we had removed all of the dangerous asbestos from our client’s commercial residence, we also collected soil samples to validate the work.

Five soil samples were collected and sent to a National Association of Testing Authorities (NATA) registered laboratory for asbestos identification analysis. All samples came back as no asbestos detected.

We’re dedicated to providing the highest level of safety and efficiency, so we also used clearance air monitoring throughout the removal process. Our results showed that the air quality was at the level specified in the Code of Conduct that considers the asbestos remediation project as complete.
